NOTHING TO SELL!
The only reason these stats don’t look better is because we don’t have much to sell. Look at the actives and the large gaps there. There are only 5 homes to choose from in Wash Park from $300,000 to $400,000, 8 from $400,000 to $499,000 and the same for $500,000 to $599,000. If you want to buy in the $600’s you have 3 choices. Ouch!
I am seeing this push prices higher. Note that of the 28 homes closed in November, 11 sold full price or over full price. That is a whopping 39% of the market. That means that if you had your house in Washington Park listed in Nov. of 2012, there was a 39% chance you would get your price or more. It has been a long time since I could tell anyone that kind of good news.
