In 32 years of selling, I had never seen the average days on the market for a Washington Park home under 50 days until this year. For July we were at 18. That is amazing!
The rest of the news remains all good. When the rates bumped into the 4% plus range in late June, I felt like things remained quite good but not as crazy as in the Spring. That has not yet shown up in our statistics. Of the 43 sales this month 22 were either at full asking or over asking. That is 51% of the sales were either full price or over. That puts the average percentage of asking price that a seller got in July at 99%. For the listings that Re/Max of Cherry Creek sold in July that number was a whopping 102% of asking.
