THE GOOD NEWS JUST KEEPS ON COMING
Once again, the chart tells the story. The small increase in supply has resulted in increased sales. In fact, in June of 2019, we broke a record for the most Washington Park sales in any month since I have been tracking. In my opinion, the reason for the increase is that potential buyers have been attracted to the interest rates that are now below 4% and are more optimistic about being able to find something to buy.
We also have a bridge loan program available that has allowed some of our clients to pull equity out of their present home and move forward with a non- contingent purchase of a new home without needing to sell their current home first. During the downturn, bridge loans went away. They have returned and are available for most clients through our lender. As these loans have become more available, Sellers have been less worried about their house selling before they have a place to go.
2019 is the 8th year in a row of a Seller’s market in Washington Park. That truly is remarkable. I get many questions about when the market will change. My crystal ball is a bit fuzzy but as long as inventory remains low and people keep moving to Denver, it will continue to be a Seller’s market. There are no signs of any changes soon.
