Let’s Put This In Perspective…..
The fact that the number of active listings is up 86%, closings are down 51% and the length of time it takes to sell a home is up 100% from a year ago, might be alarming were is not for these statistics compiled by the Denver Metro Board of Realtors about the historic averages of the December markets in the Denver Metro Area.
- Average Active Listings for December is 12,350 (1985-2021)
- Record-high December was 2007 with 24,603
- Record-low December was 2021 with 1,477
- December 2022 saw 3,407
We are comparing December of 2022 to the historic low inventory of 2021. I have repeatedly said that demand in Wash Park does not vary that much from year to year. It is the inventory that makes the market feel different and makes it either a Buyer’s Market or a Seller’s Market or somewhere in between.
