The Definition of an Imbalanced Market…
Look at the graph. It is very rare for the number of homes available on the first day of the reported month to be lower than the number sold. We have now seen that phenomenon for 3 months in a row in Washington Park. That is unprecedented. I have been selling homes in Washington Park for 40 years and I have never seen such a strong seller’s market.
If you look at the closed sales, you can see that 18 of the 30 sales sold at or over asking. The number was very similar this month so there is no sign of a slow down yet.
Our own personal experience certainly reflects a strong market as the listings we have put on the market since December 1, 2020 have all sold for between $30,000 and $105,000 over the asking price.
