I think most of us are happy to say goodbye to 2020. What a year!
Of the 27 sales this month, 66% sold at or above the asking price. Multiple offers are the norm rather than the exception. We used to think the high end never got full price but the one sale this month that sold over $2 million was a full price sale also.
The best way to elicit a bidding war is to have the house staged, take professional photos, have a process that pre-markets the home so that by the time showings start, there is a line at the door. I am constantly amazed at how many agents still don’t do these things. Another thing I see is agents who manage the bidding war poorly. Each practice costs the sellers thousands and the combination of the two really leads lower profits for some sellers.
