It’s Still a Great Time to Sell..
49 closed sales in a month is certainly one of the top months we have had but, as you can see on the chart, the number is not unprecedented. What is so unusual is the consistently low inventory we have seen all year. The number that I use for active listings is the number of actives on the first day of the month. That explains how we can have more sales than inventory. The continued low inventory explains the unprecedented average of 6 days on the market. It also explains why 42 of the 49 closed homes (86%) were at or above asking price.
Undoubtedly, 2021 is the strongest Spring market since I started tracking it 30+ years ago. Many say to me that they know it is a great time to sell but where would they go? Some of our clients this year have left town, of course. However, we have many who stayed in the area and we have helped them find bridge loan financing. For the peace of mind of knowing where they are going and for the convenience of not having to put up with 10 or 15 showings a day many have found the added expense of having two loans for a month or two is worth it.
